Taxes for property transference in Bahia-Brazil!
The following are the tax and fees that are onus of buyers.
- ITIV - Imposto sobre Transmissão Inter-Vivus: It means a tax that must be paid when a deal regarding a property is made among living. It is 3% (three per cent) of the official declared value of the property.
- Fee to register the property: This fee is charged to release an official document of the property. In the moment to sign this document the entire payment concerning the property must be done. This fee depends on the valor venal do imóvel (official and declared value of the property). The lowest is R$ 56,01 and the highest is R$ 2.537,33.
Tax to register the property deed : Once the deed or the official document of a property is done, it is necessary to register it in order to make it valable on a legal instance. At this moment the property has been already entirely paid and it is not necessary any act of the previous owner anymore. The cost of this fee is exact the same of the one described above.
Fee with broker: Brokers in this field work to solve all the bureaucracy concerning properties. They can solve the problems faster, although it is not obligatory to hire one. The brokers that do this service for our company are reliable people and charge R$ 500,00.
